Maharashtra land records (7/12 or Satbara Utara) use the Guntha as the standard sub-acre land unit. 1 Guntha = 1,089 sq ft = 1/40 of an acre. 40 Guntha = 1 Acre. This unit is identical to the Gunta used in Karnataka and Andhra Pradesh — just spelled differently in Maharashtra’s Marathi-language documents.

The Maharashtra land records portal (bhulekh.mahabhumi.gov.in) shows land area in Hector (Hectare), Are, and Guntha for agricultural land. Understanding Guntha is essential for reading any Maharashtra 7/12 extract correctly.

Use our guntha to square feet in maharashtra calculator. For Karnataka and AP, use our gunta to square feet in karnataka tool — same conversion factor, different spelling.
